This agreement applies to every user of the Shreek Sakn website/app. By using the website/app, you acknowledge that you have read and agree to these Terms of Service. If you do not agree, you are not permitted to access or use the service.

• Shreek Sakn may change, add to, or remove any part of this agreement at any time; changes take effect immediately.
• Shreek Sakn may change, suspend, or stop any part of the website/app, including databases and included content.
• Shreek Sakn may set conditions for access or limit certain services/content without prior notice or liability.
• Shreek Sakn may monitor content and act on information/material you submit or is collected during use, and may disclose information as permitted by law.
• By posting requests, messages, files, listings, or communications, you grant Shreek Sakn a perpetual, worldwide, non‑exclusive, irrevocable license to use, copy, adapt, distribute, disclose, display, reproduce, transmit, modify, and edit such submissions across all media now known or later developed. You waive claims related to proprietary, privacy, publicity, moral, or attribution rights in relation to such submissions, and acknowledge they are non‑confidential.

• You register using your real name and mobile number and must provide accurate information. You are fully responsible for all activities under your account and must notify Shreek Sakn immediately of any unauthorized use or security breach.

Your registration data and other information are handled under Shreek Sakn’s Privacy Policy. Your privacy is a top priority; data is used only as appropriate and not shared except to fulfill real‑estate requests or promote your listings, and only for the purposes pursued by Shreek Sakn.

Regarding your use of the website/app, you agree not to act in any way that harms Shreek Sakn or its users, including but not limited to:

• Submitting false information or fake requests.
• Marketing properties you are not authorized to market.
• Submitting malicious reports or unfair ratings.
• Restricting or preventing others from using the service.
• Uploading malware or harmful content.
• Violating laws, posting threats, defamation, obscene or unethical content.
• Inciting criminal conduct or actions leading to legal liability.
• Infringing the rights of Shreek Sakn or third parties, including IP rights and trademarks.

You agree to indemnify, defend, and hold harmless Shreek Sakn, its owners, managers, agents, staff, suppliers, affiliates, and licensors from any claims, losses, liabilities, and reasonable legal fees arising from your breach of this agreement. Shreek Sakn may assume exclusive defense and control of any matter otherwise subject to indemnification.

Content, systems, functions, and materials are provided “as is” to the maximum extent permitted by law. Shreek Sakn makes no representations or warranties regarding content or materials, third‑party products/services/links, transmission security, or freedom from errors/viruses. No express or implied warranties (including non‑infringement, merchantability, or fitness for a particular purpose) are provided. You are responsible for your interactions and reliance on listings, requests, and data.

This agreement constitutes the entire contract between you and Shreek Sakn. Any claim related to your use must be filed within one month of the cause of action. If any provision is unenforceable, it shall be applied to the maximum permitted extent; the remainder stays in force. Shreek Sakn disclaims responsibility for third‑party content available via links.

The website/app contains links to third‑party sites and sponsors/advertisers. Such links do not imply endorsement. Shreek Sakn is not responsible for opinions, statements, or information published there. You act at your own risk. Shreek Sakn may correct errors and, when necessary, disclose information to meet justice, public order, and governmental needs, and may edit/remove content that violates these terms.

All data you add may be used for your personal/commercial use, including requests, property listings, registered providers, promoted ads, and messages through internal chat or other channels provided by Shreek Sakn.

Shreek Sakn may block/terminate access to any user for any reason, including abuse, threats, harassment, defamation, or misconduct via app, website, email, calls, or messages.

You may download, view, and print copies of content for personal or business purposes aligned with Shreek Sakn’s goals, subject to law and these terms. The name, logo, and all content remain the property of Shreek Sakn.

• Users must pay applicable fees for paid services through the official channels displayed when using such services.
• Users must comply with service‑specific rules (paid or free). Shreek Sakn may change rules anytime without notice; changes are binding immediately.

Requesters must provide accurate data and respond to providers. Real‑estate providers (broker/owner/tenant) must provide accurate data about interests, geography, and contact. The following apply:

• Providers must comply with the General Real Estate Authority’s advertising regulations and provide accurate unit data; if a deal is concluded via the app, non‑subscribers must pay a commission per the payment policy; each ad must describe one property only.
• Shreek Sakn may remove any violating content without liability.
• Shreek Sakn may change add‑request/ad rules at any time; such changes are effective immediately.
• Users must not post unlawful or rights‑infringing content; violators’ content may be removed without compensation.
• If a publication error occurs, liability is limited to the service value if paid.
• Service downtime may occur; compensation applies only if downtime exceeds 10 days in a Gregorian month for paid subscribers, equal to the downtime period.
• Fake/unavailable units, incorrect prices, or non‑genuine photos are prohibited; violations may lead to deletion and account closure upon repetition.
• Shreek Sakn may refuse dealing with any client with or without cause.
• Users are fully responsible for safeguarding login credentials.
• Deleted ads/requests cannot be restored; paid ads cannot be recovered.

User comments/feedback are user‑generated and do not reflect Shreek Sakn’s views. Shreek Sakn does not contribute to user‑posted content and does not guarantee its accuracy.

• No warranty of availability, accuracy, usefulness, or uninterrupted access.
• No warranty against performance failures, errors, omissions, interruptions, deletion, defects, delays, viruses, connection failures, theft, destruction, unauthorized access, or data alteration.
• No warranty against fraud resulting from interactions with users, posts, ads, or requests inside or outside the app.
• No warranty as to accuracy/quality/safety of units offered by owners/brokers/tenants; you act at your own risk.

Courts of the Kingdom of Saudi Arabia (Dammam) have jurisdiction over disputes related to this agreement.

Providers must adhere to the General Real Estate Authority regulations (1442/10/12H) and related content rules, including mandatory data, honesty, and avoiding misleading content. Certain content is prohibited (e.g., IP infringement, indecency, misleading visuals, use of authority logos without permission). Some ads are exempt (governmental, off‑plan sales). Ads must be removed within two days after completion/expiry. The authority monitors compliance.

“Tenant” listings for a room/apartment seeking a cost‑sharing roommate are not considered “real‑estate ads for sale/purchase.” The tenant must not profit commercially; otherwise they bear full responsibility. The platform enforces procedures to comply: disallowing non‑owners/unlicensed brokers from listing empty units; unlicensed tenants may list only one room/apartment at a time.
